Airbnb turnover cleaning on Koh Samui from 1,000 ฿. Between guests we clean to a hotel-style checklist, make the beds with your linen and send you a photo report before check-in. In a condo or a small house, a noon check-out and a three o'clock check-in leave us enough time, restocking from your list included. For a larger villa we agree the cleaning window with you in advance. Either way, you know the villa is ready without having to drive over.
The problem
What hosts actually need from a cleaner
A turnover is not an ordinary clean. The time window is short, your reviews set the standard, and you are often not on the island. Guests complain about the same things every time: a hair in the shower, a sticky table, damp towels, a bed that does not feel quite fresh, ants by the kitchen sink. And the host hears about it from the review, not from the cleaner.
Our turnover service is designed around this:
- One checklist for every turnover, the same each time, written specifically for holiday villas.
- A photo report before check-in covering every bedroom and bathroom, the kitchen, the living area and the terrace. You see the villa exactly as the guest will.
- Damage and missing items recorded in the report, so you can raise them with the platform in time.
- Your linen, your supplies, your standard. We make the beds with your linen, top up your own supplies and follow your list for what goes where. Both are included in the price.

Bedrooms
- Used linen stripped, beds made up with your clean linen (included in the price)
- Pillows and cushions arranged as in your photos
- Wardrobes and drawers checked for forgotten items
- Bedside tables, lamps and mirrors wiped
- Floors vacuumed and mopped, under the beds checked
Bathrooms
- Shower, toilet, sink and bath cleaned and disinfected
- Glass and mirrors free of streaks and water marks
- Hair removed from drains and floor
- Fresh towels and bath mats laid out
- Toilet paper, soap and toiletries topped up from your stock
Kitchen
- Dishwasher loaded, the rest washed by hand, everything put away
- Fridge checked, leftover food thrown away
- Worktops, hob, sink and table cleaned
- Coffee machine and kettle emptied and wiped
- Bins emptied, fresh bin bags fitted
Living areas and terrace
- Sofas and cushions straightened, surfaces dusted
- Glass doors wiped on the inside, handprints and salt film removed
- Terrace furniture and sun loungers wiped, towels set out
- Remote controls and switches wiped
- Photo report sent before check-in
Linen
Linen and restocking
- Beds made with your linen. We make up every bed with the clean linen you leave in the villa, at no extra charge. We recommend at least two or three sets per bed, so there is always one clean, dry set ready, which matters in the rainy season.
- Towels laid out. Fresh towels and bath mats from your stock go out in every bathroom.
- Restocking from your list. Toilet paper, soap, coffee, water, bin bags and anything else on your list, topped up from your own supplies. This is part of the turnover, with no restocking fee.

A turnover of a three-bedroom, three-bathroom pool villa costs 2,400 ฿. That includes making up every bed with your linen and restocking from your supplies, and the price is the same anywhere on Samui. For five bedrooms or more, or an unusually large villa, send us photos and we will agree the price in the chat. A same-day booking costs 20% more, because we rearrange the day's schedule for it, so if you know your calendar, send it to us in advance. Hosts and managers with 8 or more cleans a month can agree a volume discount and ask for a single monthly invoice: see property manager contracts.
Process
How it works for hosts
Send us your calendar
Check-out and check-in times, the door code or key handover, and your restocking list. You only need to do this once.
We clean between guests
To the checklist above, with our own products and equipment. We make the beds and lay out towels with the clean linen from your linen cupboard.
Photo report before check-in
Room by room, with anything broken, stained or missing clearly marked. You can forward it to your co-host or to the guest.
Pay per turnover or monthly
Cash or bank transfer after each turnover, or a single monthly invoice on request if you are on a contract.

5 bedrooms or more, 3 floors or more, a very large villa or a difficult case such as a badly neglected home: send us a few photos so we can plan the team and the time, and we will agree the price in chat before the visit.
FAQ
Questions from hosts
Can you handle same-day check-out and check-in, including for several villas?
Yes, subject to availability. In a condo or a small house, a noon check-out and a three o'clock check-in are usually enough. For a larger villa, or several turnovers on the same day, we agree the window with you in advance. Send us your calendar with check-out and check-in times and book ahead, as slots are limited on peak days.
What if a guest leaves the villa very dirty?
We let you know straight away, with photos, before we start. If the villa needs much more work than a normal turnover, we agree the price with you from those photos first. The photos also help you claim the cost from the guest through the platform. The same goes for the kitchen: dishes are always part of the turnover, but if a party has left an excessive mess, we send you photos and agree it first.
Do you provide linen and towels?
No. We use your own clean linen and towels, so they match your listing photos. We do not offer a laundry service, so please keep enough clean sets in the villa.
Can you check the villa for damage?
We record anything broken, stained or missing in the photo report. We are cleaners, not inspectors, so this covers what we notice during the clean, not a technical inspection.
Do you do mid-stay cleans for long bookings?
Yes. For guests staying a week or longer, a mid-stay clean is booked in the same way as a regular clean.
