What changes when you hand the cleaning over to us
Every turnover ends with photos of each room. You or your guest relations team see the villa ready before the guest does, and owners can receive the same photos.
Every villa is cleaned to the same written standard. Notes specific to each villa (where the spare linen is kept, how the owner wants the beds dressed) are kept on file for each property.
If you prefer not to hand over cash after every clean, ask for a single monthly invoice listing every visit by villa and date. You can pay it by bank transfer, and we send our company details for your accounts on request.
From 8 cleans a month, 10% to 15% off the public price list by agreement, depending on volume and schedule.

- Mid-stay cleans for long bookings, priced as a regular clean.

A short call and your villa list
We go through your villas together: size, location, access, linen and restocking arrangements, and check-in times.
First cleans
The first villas are cleaned at our standard prices. You see the results and the photo reports, and then we agree together how many villas we take on.
Calendar and notes for each villa
You share the booking calendar or send us turnovers as they come in. Each villa has its own notes and additions to the checklist.
Invoice and review
On request, a single monthly invoice listing every visit. Anything a guest or owner has raised is reviewed with you, and the fix is added to that villa's notes.

Frequency discounts apply to regular cleaning only.
The price is the same for every villa on Koh Samui, wherever it is: there is no travel fee and no surcharge for any area. Villas with five bedrooms or more, and unusually large villas, are priced from photos. Anything beyond the standard checklist is available on request, by agreement within the contract. Same-day requests cost 20% more, because we rearrange the day's schedule for them, so sending the calendar in advance saves you money.

Running your own team of housekeepers means hiring and training them yourself, and nobody checks the work while you are at another villa. With us, the standard is written down and every clean is documented with photos. If a checklist item was missed and you tell us within 24 hours, we come back and put it right free of charge. You stay in control through the reports rather than by driving around the island.

Questions from property managers
Can you work under our brand when dealing with guests?
Our cleaners work discreetly and do not discuss bookings or prices with guests. If guests are in the villa during a mid-stay clean, the cleaner introduces themselves as the villa's housekeeping staff.
What if a guest complains about cleanliness?
Send us the complaint and the guest's photos. If a checklist item was missed, we come back and put it right; give us the next check-in time and we will plan around it. Then we go through the photo report with you so it does not happen again.
Can we get reports to share with owners?
Yes. The photo report can go straight to the owner, or to you to forward.
How do you handle keys and access codes?
Access is agreed for each villa in advance. Tell us your key procedure and we will follow it.
What is the minimum volume?
There is no minimum to work with us. The volume discount, by agreement, starts at 8 cleans a month across all your villas.
How many villas can you take on?
We are starting with a limited number of properties and will add more as our team grows. Tell us how many villas you have and how many turnovers a month, and we will tell you honestly what we can cover now. The agreed volume goes into the contract.
