End-of-tenancy cleaning that protects your deposit
On Samui most leases involve a deposit, and the handover usually comes down to how the property looks on the day. Landlords and agents check the same things: the kitchen, the bathrooms, inside the fridge and cupboards, the floors, the glass doors and the terrace. A move-out clean covers exactly these, in an empty home where we can reach everything.
The photo report is dated and shows every room. If there is a disagreement about the condition of the property, you have a record of how it looked when you left. Whether the deposit is returned is between you and the landlord; our job is to make sure cleaning is not the reason it is withheld.

Moving in: start with a clean home
Even if the previous tenant "cleaned", you have no idea how well. A move-in clean before your boxes arrive means the wardrobes, kitchen cupboards, fridge and bathrooms are clean before you put anything in them. It is also the best time to check for mould, ants and leaks, which are much easier to deal with in an empty home.

The inside of the fridge and the oven and the terrace are part of every move-in and move-out clean, with no extra charge. They are always checked at handover, so we never leave them out.

A move-out clean of a two-bedroom, two-bathroom condo costs 3,300 ฿, and of a three-bedroom, three-bathroom villa 5,000 ฿. The price depends on the type of home and the number of bedrooms and bathrooms, not on the floor area, and it is the same anywhere on Samui. For five bedrooms or more, or a very large villa, we price the job from photos. If the property has been left in a very poor state, for example by a previous tenant, we assess it from photos before the visit and agree the price with you in advance.
Timing
Plan the timing
- Book the clean for the day after the removal team leaves, not the same morning. Moving furniture brings in dust and dirt.
- Defrost the fridge the night before.
- Make sure the water and electricity are still connected on the day.
- If the landlord's inspection is on a fixed date, let us know and we will book the clean one or two days before.

FAQ
Questions about move-out cleaning
Is the inside of the fridge and oven included?
Yes. Inside the fridge, inside the oven and the terrace are included in the price of a move-in or move-out clean, because landlords always check them. Please defrost the fridge the night before.
Can you clean if some furniture is still there?
Yes. Furnished rentals are the norm on Samui. We clean inside wardrobes and cupboards once your belongings are out, and around the landlord's furniture.
Do you guarantee I will get my deposit back?
Nobody can guarantee that, because it is the landlord's decision. What we do stand behind is the checklist: if an item was missed, tell us within 24 hours and we will come back and put it right free of charge, before the inspection if the timing allows.
Can you also clean before a new tenant arrives?
Yes. Landlords and agents book the same service between tenancies. If you have several properties a month, see property manager contracts.
