Post-construction and renovation cleaning on Koh Samui
Post-construction cleaning on Koh Samui costs 50 ฿ per m², with a minimum of 4,000 ฿, and the scope is agreed from photos before the visit. When the builders have gone and everything is coated in fine grey dust, cement haze and paint spots, we clean the villa so you can move the furniture in or welcome your first guests.
Scope
What post-construction cleaning covers
Building dust is not ordinary dust. It is very fine, settles on every horizontal surface, works its way into door tracks and cupboards, and keeps reappearing for days after the first clean. Cement and grout leave a haze on tiles that an ordinary mop just spreads around. That is why this is a separate service with its own checklist and pricing. For a larger property we send more people or plan a longer visit, and agree this with you in advance.
All rooms
- Dust removed from walls, ledges, frames and doors, top to bottom
- Light switches, sockets and fittings wiped
- Stickers, protective film and tape residue removed
- Paint and plaster spots removed from hard surfaces where they come off safely
- Floors vacuumed, then washed several times to lift the dust
Kitchen
- Inside and outside of cupboards and drawers
- Worktops, sink and taps, including cement and silicone smears
- Appliances wiped inside and out (new appliances unpacked by you)
- Haze removed from splashback tiles and grout
Bathrooms
- Cement and grout haze removed from tiles
- Dust and spots cleaned off glass screens, mirrors and fittings
- Toilet, sink, shower tray and drains cleaned
- Vanity units inside and out
Windows, doors and terraces
- Glass doors and windows on the inside, plus ground-floor glass on the outside (post-construction cleaning only)
- Sliding door and window tracks vacuumed
- Terrace floor swept and washed
- Final walk-through and photo report
Not part of the cleaning
- Scraping off thick cement or adhesive, which needs tools and risks scratching
- Repairs, paint touch-ups, sealing grout
- Windows at height and outside windows above the ground floor

Cleaning a 120 m² villa after renovation costs 6,000 ฿, and a 250 m² villa 12,500 ฿. The price includes our products and equipment. There is no travel fee: the price is the same anywhere on Samui. Send us photos of each room and the approximate floor area. Large or heavy jobs are confirmed from the photos before the visit, and the price will not change on the day unless the scope does.
Timing
When to book
Book once every trade has finished: electricians, painters, carpenters and the air-conditioning installers. If someone drills a hole after we have cleaned, the dust is back. Ideally the villa should be empty, with the furniture arriving after the clean.
Fine dust keeps settling for a few days, especially if the doors are open to the wind. It is worth following up with a regular clean a week later, or a deep clean before the first guests arrive.

Before we arrive
- The water and electricity must be on. We cannot remove dust properly without water and a vacuum.
- Clear building tools and materials out of the rooms to be cleaned.
- Tell us about any delicate surfaces: natural stone, oiled teak, unsealed concrete.
- Agree how we get in: a key, a door code or someone on site.

5 bedrooms or more, 3 floors or more, a very large villa or a difficult case such as a badly neglected home: send us a few photos so we can plan the team and the time, and we will agree the price in chat before the visit.
FAQ
Questions about post-construction cleaning
Can you clean while the builders are still working?
We can do a rough clean of finished rooms, but the final clean only makes sense once all the work is done. Otherwise you end up paying twice.
How do you measure the area?
We use the floor area you give us, checked against the photos and any plans you have. Terraces with a lot of residue are included in the area.
Will the cement haze on the tiles come off?
A light haze usually comes off with the right product and several passes. Thick residue that has been hardening for weeks may need a tiler with specialist tools; we will tell you from the photos.
Do you take away the rubbish?
Yes. The ordinary rubbish bags from the cleaning go out to your bins on every visit. We can also arrange removal of construction waste on request: tell us the volume and send photos, and we will confirm the price.
