Deep cleaning on Koh Samui
Deep cleaning on Koh Samui from 2,300 ฿ for a one-bedroom condo. We deal with limescale, grease, grout and the inside of cupboards, the fridge and the oven, and the price is based on bedrooms and bathrooms and agreed before we arrive. It is a top-to-bottom clean for homes that need more than routine upkeep, right down to the corners and the dust on top of the wardrobes.
When
When you need a deep clean
- Before you start regular cleaning. A regular visit keeps a clean home clean. If there are months of build-up, a deep clean gives you a fresh starting point first.
- When you arrive for the season. A villa that has been shut up for months in Samui's humidity gathers dust, musty smells and spots of mould in the bathrooms.
- Before or after the rainy season. From October to December, humidity, mud and insects find their way indoors. A deep clean in late November or early December, after the heaviest rains, gets the house ready for the high season, which starts in late December. See our rainy season guide.
- Before selling or renting out. A deep-cleaned home looks better in photos and at viewings.
- When moving in or out. It is the same work in an empty home: see move-in / move-out cleaning, at the same price.

A deep clean of a three-bedroom, three-bathroom villa costs 5,000 ฿. The price covers everything on the checklist, including the inside of the fridge and the oven and the terrace, plus our products and equipment. It depends on the type of home and the number of bedrooms and bathrooms, not on the floor area, and it is the same anywhere on Samui. For five bedrooms or more, or a very large villa, we price the job from photos. A heavily neglected property, for example one that has gone years without a proper clean, is also assessed from photos before the visit, never on the day.

Why deep cleaning on Samui is different
Well and tank water on Samui is often hard, so limescale builds up quickly on shower glass, taps and tiles. Because of the humidity, mould starts to appear on silicone and grout within weeks in a bathroom with poor ventilation. Teak and rattan furniture collect dust in every groove. Stone and terrazzo floors need the right product: acidic cleaners that work on limescale can etch marble and some other natural stone, so we only use them on surfaces that can take it, and we ask about anything we are not sure of.

FAQ
Questions about deep cleaning
How long does a deep clean take?
These are total hours of work: a one-bedroom condo takes about three and a half hours, a three-bedroom villa around eight. If two cleaners come, the time on site is roughly halved. For a large home we decide in advance how many cleaners to send and how long the job will take, and agree it with you together with a start time that fits your day. The calculator shows an estimate for your home.
Do I need to empty the cupboards?
It helps. If cupboards and wardrobes are empty, we clean inside them. If they are full, we clean around your things without unpacking personal items.
Can you remove black mould?
We remove surface mould from silicone, grout and tiles. Mould that keeps coming back from inside a wall, a leaking pipe or the roof needs a repair first; we will point out where we see it in the photo report.
How often should a villa be deep cleaned?
For a home that has regular cleaning, twice a year is usually enough, for example before and after the rainy season. A rental villa with frequent turnovers may need it more often.
