Wherever the property is, you pay the same price for the same home. A steep hill road or an unpaved track does not change it either. Just tell us about the access when you book, so the team knows what to expect, and use the calculator to see your price.

North coast

North coast: Bophut, Maenam, Bang Rak, Choeng Mon

Bophut and Fisherman's Village

Bophut takes in the beachfront around Fisherman's Village, the condo developments along the ring road and a large number of pool villas in the hills above. In beachfront condos, sand and salt come in on every pair of feet. Hillside villas usually mean big glass doors, infinity pools with terraces, and steep access roads.

  • Typical properties: condos and townhouses near the beach, pool villas with two to five bedrooms in the hills
  • Often needed here: regular cleaning for residents, turnover cleaning for holiday rentals
  • Travel fee: none, the same price as anywhere on Samui

Maenam

Maenam is the quieter, greener part of the north coast: a long beach, family houses, long-term rentals and villas among the coconut plantations and hills behind the village. Many homes here are lived in all year round by families, so weekly visits are the norm. Unpaved side roads mean red dust, and mud on the terraces in the rainy season.

  • Typical properties: family houses, long-term rentals, villas with gardens
  • Often needed here: weekly regular cleaning, deep cleans at the start of a lease
  • Travel fee: none

Bang Rak and Plai Laem

The north-east corner around the Big Buddha, close to the airport and the piers for boats to Koh Phangan. Bang Rak has plenty of condos and compact villas that are popular as holiday rentals, while Plai Laem has larger villas on the headland. With so many short stays in the area, turnovers with tight gaps between check-out and check-in are common.

Choeng Mon

A string of small bays at the north-east tip of the island, with resorts and, on the surrounding hillsides, some of the most expensive private villas on Samui. Large villas with several en-suite bathrooms, natural stone and big expanses of glass need a careful approach and the right products.

  • Typical properties: large private pool villas, managed luxury rentals
  • Often needed here: deep cleaning, turnovers for managed villas
  • Travel fee: none, the same price as anywhere on Samui

East and west

East and west: Chaweng, Nathon, Bang Po

Chaweng and Chaweng Noi

Samui's busiest area: the beach strip, the condos and serviced apartments around Chaweng Lake, and the villas on the hills above Chaweng Noi with views across the bay. Short-term rentals turn over frequently here, and condos near the beach road quickly collect dust from the traffic.

  • Typical properties: condos and apartments, holiday rentals, hillside sea-view villas
  • Often needed here: turnovers, move-out cleaning at the end of a lease, regular cleaning for condos
  • Travel fee: none, including the hill roads of Chaweng Noi

Nathon and Bang Po

Nathon is the island's administrative centre and ferry port on the west coast. Bang Po, just to the north, is a quiet beach with houses and villas facing the sunset. Homes here are often lived in by long-term residents.

  • Typical properties: town houses, beach houses, sunset-view villas
  • Often needed here: regular cleaning, deep cleans
  • Travel fee: none

South

South and south-west: Lamai, Lipa Noi, Taling Ngam

Lamai

Samui's second big beach town, on the south-east coast. There is a mix of family houses, long-term rentals, holiday villas and condos, with more villas in the hills behind the beach. Lamai is one of the areas we visit most often, at the same price as the north coast.

  • Typical properties: houses, hillside villas, condos near the beach
  • Often needed here: regular cleaning, deep cleans, post-construction cleaning for new builds
  • Travel fee: none

Lipa Noi, Taling Ngam and the south

The west and south coasts: Lipa Noi, Taling Ngam, Thong Krut, Bang Kao and Hua Thanon. A quiet, spacious part of the island with large sunset villas and a lot of new construction. Distances are long and some access roads are unpaved.

  • Typical properties: large villas, new builds, family homes
  • Often needed here: deep cleaning, post-construction cleaning, regular cleaning on a fixed day of the week
  • Travel fee: none, including villas on unpaved access roads
