Cleaning prices on Koh Samui

Prices include our products and equipment. The price depends on the type of property and the number of bedrooms and bathrooms, not on the floor area, and it is the same wherever you are on Samui. Move-in and move-out cleaning is priced as a deep clean. For homes with five bedrooms or more, or a very large villa, we price the job from photos and agree it with you in the chat. Prices are valid from 17 October 2026.

There are no hidden multipliers. The price depends on the type of cleaning, the type of home and the number of bedrooms, bathrooms and toilets, and it is the same for everyone, anywhere on the island. A house or villa usually has more floor space, terraces and outdoor areas than a condo with the same rooms, so it takes longer to clean. A few simple rules then apply, in this order:

1. Minimum order. Each service has a minimum price, equal to a one-bedroom, one-bathroom condo (1,000 ฿ for regular, 2,300 ฿ for deep or move-out, 1,000 ฿ for turnover). Every visit needs the same travel, preparation and final check, however small the home, so a studio costs the same as a one-bedroom condo. The frequency discount is then taken off this minimum price.
2. Toilets, floors, a second kitchen, the yard. A separate guest toilet counts as one bathroom. A second floor or a second kitchen takes longer, so the calculator adds that time to the price. Cleaning the yard or a large terrace is an option you tick, and it is shown as its own line: 550 ฿ for regular cleaning, 500 ฿ for turnover, 750 ฿ for deep or move-out cleaning. A small veranda or balcony is already included. We do not clean swimming pools.
3. Extras (regular cleaning only): inside the fridge and inside the oven, if you ask for them.
4. The frequency discount (regular cleaning only) is applied to the whole visit, extras and the yard included. The discount is rounded to the nearest 10 baht.
5. Same-day visit. If you need us today, the price is 20% higher, because we rearrange the day's schedule to fit you in. It is added after the discount, again rounded to the nearest 10 baht.

That is the whole price. There is no travel fee, no surcharge for hill roads and no charge for floor area. For five bedrooms or more, three floors or more, or a very large villa, the calculator does not show a figure: send us photos so we can plan the team and the time, and we agree the price in the chat. A badly neglected home is also assessed from photos before the visit. If on arrival the job is clearly bigger than described (extra rooms, very large bathrooms, a yard to clean), our cleaner tells the coordinator and we agree the new price with you before continuing.

Post-construction cleaning is priced by floor area only: 50 ฿ per m², with a minimum of 4,000 ฿. Large or heavy jobs are confirmed from photos before the visit.

We clean all over the island at the same price. There is no travel fee and no surcharge for any area, whether you are in Bophut, Chaweng, Lamai, Nathon or the quiet south-west.

• When you pay: after the clean, once you have seen the result or the photo report. No prepayment.
• How you pay: cash or bank transfer. Property managers on a contract can ask for a single monthly invoice.
• Cancellation: free. Plans change, and that's fine. Please tell us as early as you can, ideally 24 hours ahead, so we can give the time to another client. Clients on a regular contract follow the cancellation terms in their contract.
• If something was missed: tell us within 24 hours. If a checklist item was not done, we come back and redo it free of charge.
• Price changes on the day: only if the property differs from your description, for example it has more bedrooms. A badly neglected home is assessed from photos before the visit, so the price is agreed before we start.
