How much does villa cleaning cost on Koh Samui in 2026?

On Koh Samui, the price of a villa clean depends mainly on the number of bedrooms and bathrooms and on the type of clean. A small condo starts at 1,000 ฿ for a regular visit. A large villa that has not been properly cleaned for months needs a deep clean first, which costs more because it takes far longer.

Here are our current prices per visit. They include all products and equipment, so there is nothing for you to buy or prepare.

The same prices apply across the whole of Koh Samui, with no travel fee for any area. Homes with 5 or more bedrooms are priced from photos. Below we explain each factor that pushes the price up or down, then work through four real examples.

A cleaning price is really an estimate of time: the more hours a property takes, the more it costs. These are the factors that affect the time, and how we charge for each of them.

Bedrooms and bathrooms

Every bedroom adds a bed to make, a floor to vacuum and surfaces to dust. On Samui, though, a bathroom takes longer than any other room. The water across much of the island is hard, so limescale builds up quickly on taps and shower glass, and the humidity means grout and silicone need regular attention. That is why we price bathrooms separately from bedrooms.

Property type

A villa costs more than a condo with the same number of rooms. Villas usually have larger living areas, stairs, terraces, outdoor showers and sliding doors whose tracks collect sand and red dust. A house falls somewhere in between.

Size of the home

We do not charge by the square metre. For regular, deep, turnover and move-in or move-out cleaning, the price depends only on the type of property and the number of bedrooms and bathrooms. A villa with 5 or more bedrooms, or one that is very large for its bedroom count, we price from photos and agree with you in chat. The one exception is post-construction cleaning, which is priced per m².

Type of clean

• A regular clean keeps a lived-in home in good order.
• A deep clean covers the inside of cabinets, limescale, tiles and grout, hard-to-reach areas and everything else a regular clean leaves out. The inside of the fridge, the inside of the oven and the terrace are included. Move-in and move-out cleans are priced exactly like a deep clean.
• A turnover clean gets a rental ready between guests. Making up the beds with your clean linen and restocking your own supplies are included.

Frequency

Regular visits cost less per visit, because a home that is cleaned often is easier to keep clean. The discount applies to regular cleaning and is taken off the whole visit, extras included:

One price across the island

We are based on the north coast, but the price does not depend on where your home is. Bophut, Maenam, Chaweng, Nathon, Lamai and the south all cost the same, with no travel fee and no surcharge for a hillside road.

Urgency and condition

• A same-day booking adds 20%, because we rearrange the day's schedule to fit it in.
• A badly neglected property we assess from photos before the visit and agree the price with you then, never on the doorstep.

Extras

There are very few paid extras. With a regular clean you can add the inside of the fridge or the inside of the oven; in a deep or move-in/move-out clean both are already included, as is the terrace. Anything else is agreed before the visit:

A 2-bed condo in Bophut, cleaned weekly

A one-off regular clean of a 2-bedroom, 2-bathroom condo costs 1,500 ฿. Booked weekly, the same visit costs 1,270 ฿, because the weekly discount of 15% applies. There is no travel fee anywhere on the island, so that is the full price per visit.

A 3-bed pool villa in Chaweng, cleaned monthly

A monthly regular clean of a 3-bedroom, 3-bathroom villa costs 2,280 ฿ after the monthly discount of 5%. Chaweng costs the same as the north coast, with no travel fee, even if the villa sits up a steep hill. Nothing else changes unless you ask for an extra, such as cleaning the inside of the fridge (300 ฿). The monthly discount applies to the whole visit, extras included, so the fridge is discounted too. A 4-bed villa, deep clean before the high season

If your villa has been shut up through the rainy season, book a deep clean for late November or early December, after the heaviest rains and before the high season starts in late December. For a 4-bedroom, 4-bathroom villa it costs 6,000 ฿, whatever the floor area and whichever part of the island it is in. The inside of the fridge and oven and the terrace are included, which matters when the villa has stood closed for months. A turnover for a 3-bed rental villa

A turnover clean of a 3-bedroom, 3-bathroom villa costs 2,400 ฿. That includes making up the three beds with your clean linen and restocking toilet paper, coffee and soap from the supplies you keep in the villa, so there is no per-bed or restocking fee. The washing itself stays with you, so keep enough clean sets in the villa for each changeover. Two quotes for the same villa can be very different, and the lower one does not always work out cheaper. Before you choose, ask every company the same questions:

1. What exactly is included? Ask for a written room-by-room checklist. "General cleaning" can mean anything.
2. Are products and equipment included? If you have to supply the vacuum cleaner, mops and products, the real cost is higher than the quote.
3. Who checks the work, and how? If nobody checks, the result depends on how the day goes. Ask whether you get photos after each visit.
4. What happens if something is missed? Is there a clear rule with a time limit, or just an apology?
5. What are the cancellation terms? Rain, changed flights and late guests are part of life on Samui. Find out the notice period and whether there is a fee.
6. Are there travel fees or other surcharges? Ask beforehand, not afterwards.
7. When do you pay? If you pay before the work is done, you lose your leverage when the result is poor.

Here are our own answers. Every clean follows a written room-by-room checklist. We bring all products and equipment. Every cleaner is trained to our standard, and her work is checked against the checklist and the photos after every clean. You get a room-by-room photo report after each visit. The price is the same across the island, with no travel fee. If we missed something on the checklist, write to us within 24 hours and we will come back and put it right free of charge. A low hourly rate looks attractive until you add up what it does not cover.

• You end up cleaning again yourself. If there is still limescale on the shower glass and dust on top of the wardrobe, you either redo it or pay someone else to.
• Without a checklist, standards drift. The first visit is good, then each one covers a little less, and without a written list there is nothing to point to.
• The wrong products on Samui surfaces. Stone and terrazzo floors, teak furniture and stainless steel near the sea each need the right product and method.
• Nobody to hold responsible. When you are abroad, you cannot see what was done. Without photos, you find out when you arrive, or your guests find out for you.
• For hosts, a botched turnover is expensive. One guest who finds hair in the shower or sand in the bed at check-in can cost you more in refunds and lost bookings than you ever saved on cleaning.
