Ants, geckos and humidity: keeping a Samui villa clean between visits
Ants, geckos, damp and musty smells: how to keep a Koh Samui villa clean between visits. What to do before you leave, while it is closed and on arrival.
Checklist
If you own a villa on Samui but live elsewhere, you need three things in writing: a checklist for every visit, a short list of monthly and seasonal checks, and a photo report showing each room and anything that is wrong. Visits every two weeks, or at least once a month, catch damp, ants and leaks while they are still small. Below is the full checklist, ready to copy.

In short
When you are on the other side of the world, you cannot pop round to see how the villa is doing. Whoever cleans it becomes your eyes, and that only works if the job is written down: the same list on every visit, the same photos, and a clear line between what the cleaner deals with herself and what she reports to you.
This guide is that list. Use it with any cleaner, or hand it to us. If you are about to close the villa for a while, read our guide to villa care while you are away first, as it covers getting the house ready before you leave.
Before the first visit
For owners who live abroad, most problems have little to do with the cleaning itself. They are about access, money and who makes decisions. Agree these points in writing before the first visit.
Where the key is kept or how the door code works, and who else may be in the house: a pool man, a gardener, a property manager.
Someone on the island who can let in a plumber or an electrician if the photo report shows a leak. The cleaner reports problems; repairs are for a repair person.
For a closed villa we suggest a visit every two weeks, or at least once a month. Fix the days, so the visits do not drift.
We take cash or a bank transfer after each visit. If you are abroad, agree in advance who pays: you by bank transfer, or your local contact in cash.
Water on the floor, a smell of gas, a broken window, signs of a break-in, termites. Agree that these reach you by message the same day, not just in the report.
Every visit
Monthly
Seasonal
On Samui the rainy season runs roughly from October to December, and it is the hardest time of year for a closed house.
| When | What to add |
|---|---|
| Before the rains, around September | Have your gardener or handyman check that outside gutters and drains are clear, lift cushions and rugs off the floor, put out moisture absorbers |
| During the rains | Visits every two weeks rather than monthly; check every room for leaks after heavy rain |
| Late November or early December, after the heaviest rains | A deep clean to remove mould spots, damp smells and limescale before you or your guests arrive |
| Middle of the year | A second deep clean if the villa is used a lot, otherwise a thorough regular visit |
There is more on mould and damp in our rainy season guide.
Arrival
Book the clean for the day before you land, not weeks ahead, because dust and humidity come back quickly in a closed house.
Photo report
A photo report is only useful if it is the same every time. Ask for:
Keep the reports. If you compare this month's photos with last month's, a damp patch that is slowly spreading is easy to spot.
Limits
A cleaner is not a caretaker. Repairs, pest treatment, pool chemistry, AC servicing and taking in deliveries are jobs for other people. A good cleaning service tells you about these with a photo rather than attempting them. We clean up after ants and geckos, remove surface mould from silicone and tiles, and photograph anything that needs a repair or a pest control company.
Granny's Cleaning
You tell us once what matters in your villa, and we write it into the notes for your home so that every cleaner follows the same list. Every cleaner is trained to our standard, and her work is checked against the checklist and the photos after every visit. You get the photo report on WhatsApp after each visit. If we missed something on the checklist, tell us within 24 hours and we will come back and put it right free of charge. We talk to you on WhatsApp or by phone. We speak English, Russian and Thai, and our coordinator briefs the cleaner in a language they understand.
A regular clean of a 3-bedroom, 3-bathroom villa costs 2,160 ฿ per visit every two weeks, or 2,280 ฿ on a monthly schedule. A deep clean of the same villa is 5,000 ฿. The price is the same in all areas of the island, with no travel fee.
A separate guest toilet counts as one.
A small veranda or balcony is already included. We do not clean swimming pools.
5 bedrooms or more, 3 floors or more, a very large villa or a difficult case such as a badly neglected home: send us a few photos so we can plan the team and the time, and we will agree the price in chat before the visit.
