Weekly vs fortnightly villa cleaning on Koh Samui: the real cost per month

On Koh Samui, regular cleaning is priced per visit, and the more often you book, the less each visit costs. The discount is 15% for weekly visits, 10% for visits every two weeks and 5% for monthly ones. There is no contract or prepayment involved: you keep to a schedule and pay after each visit.

Weekly cleaning costs more per month than fortnightly, but not twice as much, and the home never falls far behind. Fortnightly is better value for smaller homes and tidy households. A monthly regular clean on its own rarely keeps a Samui villa up to standard.

These are our prices per visit and per month, with products and equipment included. They are the same anywhere on Koh Samui, with no travel fee and no charge per square metre. A month of weekly cleaning is counted as four visits, although some months have five.

The table covers the clean itself, and for most homes that is the whole monthly figure. A few things are worth knowing:

• Where you live does not matter. The price is the same in Bophut, Chaweng, Lamai or the south, so a weekly schedule costs the same four visits wherever the villa is. See the areas we cover.
• Extras are few. The only paid extras for regular cleaning are the inside of the fridge (300 ฿) and the inside of the oven (300 ฿). You can have the fridge done once a month rather than on every visit.
• Larger homes. A villa with 5 or more bedrooms is priced from photos, and we agree the figure with you in chat.

If you leave clean linen out, making the beds is part of the visit.

Weekly makes sense if

• a family or several people live in the villa full time;
• you have children, dogs or cats;
• the house has a pool, a garden and sliding doors that let in sand, leaves and red dust;
• you do not want to do any cleaning yourself between visits;
• you work from home and use the kitchen every day.

Every two weeks makes sense if

• you live alone or as a couple, in a condo or a small house;
• you tidy up and wipe down the kitchen yourself between visits;
• you travel a lot and the home is empty some of the time;
• the bathrooms get light use.

Why monthly is usually not enough

Monthly regular cleaning has the smallest discount (5%) and the longest gap. On Samui, limescale builds up quickly on shower glass, the humidity soon brings mould to the silicone, and ants find crumbs fast. After a month, each visit is closer to a deep clean, and the result never quite gets there. Monthly visits suit a closed villa that needs airing and checking, not a home people live in. A couple with a 3-bedroom, 3-bathroom pool villa in Bophut compare three options:

1. Weekly: four visits at 2,040 ฿, 8,160 ฿ a month in total. The house is cleaned every week, limescale never builds up in the bathrooms, and they do nothing between visits.
2. Every two weeks: two visits at 2,160 ฿, 4,320 ฿ a month in total. It is cheaper, but they wipe down the kitchen and bathrooms themselves in the week in between.
3. Monthly: one visit at 2,280 ฿. On paper this is the cheapest, but by the end of each month the shower glass has turned white, and every few months they book a deep clean at 5,000 ฿ to catch up.

For a villa that is lived in, we usually recommend weekly or fortnightly visits plus a deep clean twice a year. The figures would be exactly the same if the villa were in Lamai or Chaweng.

If the home has been cleaned properly and regularly, no: start the schedule straight away. If it has been closed for a while, cleaned only now and then, or you have just moved in, book a deep clean first. Regular visits maintain a standard; they do not create one. • Skipping a visit: free. Just tell us as early as you can, ideally 24 hours ahead, so we can give the time to another client.
• Changing the frequency: let us know, and the price per visit changes to match the new schedule.
• Away for a month: pause the schedule, or switch to fortnightly visits so the house is aired and problems are caught early.
