How often should you deep clean a villa in the tropics?

A lived-in villa on Samui that has regular cleaning every week or two needs a deep clean about twice a year, ideally in late November or early December, after the heaviest rains, and again in the middle of the year. Without regular cleaning, plan on one every three months. A busy rental needs at least two a year, in the quiet weeks, and a closed villa needs one before anyone moves back in.

In short

The short answer

In a cool, dry climate, many homes get by with one big clean a year. Samui is different. Hard water leaves limescale on glass and taps within days, humidity darkens grout and silicone within weeks, and sand, red dust and salt work their way into every track and corner. Regular cleaning keeps up with the day-to-day dirt; a deep clean is there for the slow build-up.

How often you need one depends less on the size of the house than on two things: how the villa is used, and whether it is cleaned regularly in between. If you are not sure what a deep clean adds to a regular one, read our comparison of deep vs regular cleaning first. This guide is about timing.

By situation

How often, by how the villa is used

Your villaRegular cleaning in betweenDeep clean
Lived in full time by a family with children or petsWeeklyTwice a year, or more often if pets shed or the pool area gets heavy use
Lived in by one or two people, tidy householdEvery two weeksOnce or twice a year
Lived in, with no regular cleaningNoneAbout every three months
Holiday rental with frequent guestsA turnover after each stayAt least twice a year, in the quiet weeks
Owner on the island for part of the yearWhile you are thereOn arrival, and before you leave if the house will stay closed
Closed for monthsVisits every two weeks or once a monthBefore anyone moves back in

These suggestions are based on how Samui houses behave in practice, and they are not hard rules. A villa next to a dirt road or on the beach gathers dust and sand faster than one in a quiet garden, and a house with dogs needs more cleaning than one without.

Calendar

The best months on Samui

The island's seasons matter more for timing than the calendar does.

  • Late November or early December. By now the heaviest rain of the wet season, which lasts roughly from October to December, is usually over, and mould on silicone and grout is at its worst. A deep clean at this point gets the house ready for the high season, which starts in late December, and for the owners and guests who arrive then.
  • The middle of the year. After the busy months and before the next wet season, this is a good time for the second deep clean of the year, especially for rentals.
  • Before you close the house. If the villa will stand empty for several months, a final deep clean means it is shut up with no grease, crumbs or limescale left for ants and mould to feed on. See villa care while you are away.
  • Not in the middle of a stormy week. Terraces and outdoor glass get dirty again the next day, and towels and mats will not dry. Indoor work is fine, but do not expect the terrace to stay clean.

A deep clean takes most of a working day, so if you need one on a particular date before the high season, book a few weeks ahead.

Task by task

A task calendar for a tropical villa

Not every job needs doing at the same interval. This is how often each one usually needs attention in a Samui villa:

Every visit (regular cleaning)

  • Bathrooms, kitchen surfaces, floors and dusting
  • Shower glass and taps wiped before limescale sets
  • Crumbs and sticky spots that attract ants removed

Every month

  • Tops of wardrobes, door frames and ceiling fans
  • Sand and red dust cleared from sliding door tracks
  • Salt film removed from glass and stainless steel near the sea

Every three months

  • Grout and silicone checked closely, mould spots treated
  • Kitchen cupboards wiped inside
  • Behind and under furniture that can be moved

Twice a year (deep clean)

  • Limescale removed from glass, taps, shower heads and tiles
  • Grout scrubbed, surface mould removed from silicone
  • Inside cupboards, wardrobes and drawers
  • Cooker hood, extractor fan covers, skirting boards and switches
  • Inside the fridge and oven
  • Terrace furniture washed, removable insect screens wiped

Once a year or as needed (by others)

  • AC units serviced by a technician
  • Mattresses and sofas cleaned by a specialist
  • Curtains washed or sent to a laundry
  • Water tank and filters, by a plumber or the supplier

The first three groups can be built into your regular visits, with notes for your home. The deep clean group is our deep cleaning service. The last group is not cleaning work at all; we list it because people often assume it is included.

Warning signs

Signs you need a deep clean sooner

  • The shower glass is still cloudy straight after cleaning.
  • Grout lines are grey, or have black spots that will not wipe off.
  • Wardrobes and drawers smell musty when you open them.
  • The sliding doors stick because the tracks are full.
  • There is a layer of dust on top of the fridge and wardrobes.
  • Ants keep coming back to the same corner of the kitchen.
  • Each regular clean takes longer than the last, and the house still does not feel clean.

The last sign is the clearest. When regular visits can no longer keep up, a deep clean resets the house and the regular visits become quick again.

Saving money

Why regular cleaning makes deep cleans cheaper

On the island, the most expensive approach is to clean rarely. A villa that gets a proper clean only every few months needs something close to a deep clean each time. A villa with weekly or fortnightly visits needs the big job just twice a year, and each regular visit stays short, with a frequency discount on top.

For a 3-bedroom, 3-bathroom villa:

  • Deep clean: 5,000 ฿, around eight hours of work in total.
  • Regular clean, weekly: 2,040 ฿ per visit, or 8,160 ฿ a month for four visits.
  • Regular clean, every two weeks: 2,160 ฿ per visit.

Deep clean, price per visit, the same anywhere on Koh Samui. The inside of the fridge and oven and the terrace are included.

The deep clean price does not depend on floor area, and it is the same anywhere on the island. The inside of the fridge and oven and the terrace are included. If a property has not been properly cleaned for years, or has 5 or more bedrooms, we assess it from photos and agree the price before the visit.

Planning

How we schedule it with you

Tell us how the villa is used and when you or your guests are arriving, and we will suggest a routine: regular visits in between, and deep cleans at the right times. Every clean follows a written checklist and ends with a photo report, so you can see the grout, the glass and the corners without being there. If we missed something on the checklist, tell us within 24 hours and we will come back and put it right free of charge. Property managers can schedule deep cleans for several villas ahead of the high season, with a monthly invoice on request, under our property manager terms.
