Deep cleaning vs regular cleaning on Koh Samui: which one, and how often?

Book a deep clean when a home has not been properly cleaned for a month or more, before or after the rainy season, and when you move in or out. Book regular cleaning to keep it at that level: weekly or every two weeks for a villa that is lived in. Most Samui homes need one deep clean to start with, then regular visits and a deep clean about twice a year.

In short

The short answer

A regular clean maintains a home that is already clean: surfaces, floors, kitchen, bathrooms, beds and the terrace. A deep clean restores a home that is not: limescale, grout, the inside of cabinets, behind and under furniture, door tracks, and the dust on top of wardrobes that nobody sees but everyone breathes.

On Koh Samui a home crosses that line faster than it would in a dry climate. Because of the hard water, humidity, red dust and salty air, a villa that goes a month without cleaning usually needs a deep clean, not a regular one, to get back to standard. A regular clean of a neglected home looks fine for a day, but the limescale and the musty smell are still there.

What is included

What each type of clean covers

Regular clean

  • Kitchen counters, hob, sink and the outside of appliances
  • Toilets, showers, sinks, mirrors and taps
  • Dusting of all reachable surfaces, switches and handles
  • Beds made, floors vacuumed and mopped, including under the beds
  • Terrace furniture wiped, entrance swept
  • Photo report at the end

Deep clean adds

  • Limescale removed from taps, shower glass and tiles
  • Grout and silicone cleaned, surface mould removed
  • Inside kitchen cabinets and wardrobes (when empty)
  • Tops of wardrobes, fans, light fittings and frames
  • Behind and under furniture that can be moved
  • Door and window tracks, skirting boards and doors
  • Inside the fridge and oven, and a full clean of the terrace

The full room-by-room lists are on the regular cleaning and deep cleaning pages. With a regular clean, the inside of the fridge and the inside of the oven are optional extras (300 ฿ and 300 ฿). With a deep clean they are included, as is the terrace.

Deep clean

When you need a deep clean

Book a deep clean rather than a regular one in these situations:

  • The villa has been closed for a month or more. Dust, insects and humidity build up even with the doors locked. This is common on Samui, where many villas stand empty for part of the year.
  • Before or after the rainy season. The wet months, roughly October to December, are when mould takes hold on silicone and grout. A deep clean in late November or early December, after the heaviest rains, clears it before the high season begins in late December.
  • Moving in or moving out. Move-in and move-out cleaning are priced exactly like a deep clean, because the scope is the same, with empty cupboards on top.
  • Before you start regular cleaning. If a home has not had a proper clean for a while, regular visits will not catch up on their own. Do one deep clean first, and the regular visits will then keep the result.
  • After building or repair work in the house. Even small jobs leave fine dust everywhere. For a full renovation, see our post-construction cleaning guide.
  • Before guests arrive in the high season, if the villa has seen little or no use since its last proper clean.

Signs that a regular clean is no longer enough

  • The shower glass is still white or cloudy after cleaning.
  • The grout lines in the shower are grey or have black spots.
  • Cupboards or wardrobes smell musty when you open them.
  • You can write your name in the dust on top of the fridge or wardrobe.
  • The sliding door tracks are full of sand and red dust, and the door sticks.

How often

How often to book each one on Samui

There is no single rule, but these schedules work for most homes on the island.

Your situationRegular cleaningDeep cleaning
Family living in the villa full timeWeeklyTwice a year
Couple or single person, condo or small houseEvery two weeksOnce or twice a year
Owner on the island for part of the yearWeekly or every two weeks while you are thereOn arrival, and before you leave if the house will stay closed
Villa closed for monthsEvery two weeks or monthly, to air it and catch problemsBefore you or your guests arrive
Rental villa with frequent guestsA turnover clean after each stayTwice a year or more, in quiet weeks

Why is weekly the norm for a lived-in villa here? A house with a pool, a garden and sliding doors lets in sand, leaves and dust every day, and bathrooms with hard water need attention within a week if they are to stay easy to clean. Every two weeks works well for smaller homes and for people who keep things tidy between visits. Monthly regular cleaning on its own rarely keeps a Samui villa up to standard. We cover the cost of weekly and fortnightly visits in a separate guide on weekly vs fortnightly cleaning.

Prices

Price and time: regular vs deep

A deep clean costs more because it takes far longer. For a 3-bedroom, 3-bathroom villa:

  • Regular clean: 2,400 ฿ as a one-off, or 2,040 ฿ per visit on a weekly schedule. Estimated working time: about three and a half to four hours.
  • Deep clean: 5,000 ฿. Estimated working time: around eight hours in total.

For a 1-bedroom condo, a regular clean starts at 1,000 ฿ and a deep clean at 2,300 ฿. Regular cleaning has a frequency discount of 15% for weekly visits, 10% for visits every two weeks and 5% for monthly ones. Deep cleaning is a one-off service, so there is no frequency discount.

Saving money

The cheapest way to keep a villa clean

It sounds back to front, but on Samui the most expensive approach is to clean rarely. A villa cleaned once a month needs something close to a deep clean every time, and you pay for those hours. A villa that has one deep clean followed by regular weekly or fortnightly visits stays easy to clean, so each visit is shorter and cheaper, and the frequency discount applies as well.

Our usual recommendation:

  1. One deep clean to bring the home up to standard.
  2. Regular visits on a schedule that suits the way you live.
  3. A deep clean twice a year, for example in late November or early December, after the heaviest rains, and again in the middle of the year.

Quality

How we keep both to one standard

Whether it is a regular or a deep clean, the cleaner works through a written room-by-room checklist, and every clean is checked against that checklist and the photos. You get a photo report on WhatsApp when the work is finished. If we missed something on the checklist, tell us within 24 hours and we will come back and put it right free of charge. You pay once you have accepted the work, in cash or by bank transfer. That is what we mean by European quality control with Asian execution: a written standard, documented work, and a clear rule for when something is missed. There is more on our quality control page.
